Users upload a lease PDF and get a plain-English report in about 60 seconds: risky or unusual clauses get flagged, real move-in costs are broken down, and each flag is checked against landlord-tenant law across all 50 US states plus Washington DC. The idea came from watching someone sign a lease with a security deposit set at twice the legal cap in their state, only discovering it afterward.
The core problem is an imbalance: landlords typically have a lawyer, while tenants get a PDF and 24 hours to decide. The tool is built with /Next.js, using an LLM to extract clauses from the lease text, then checking them against a hand-maintained set of state-by-state legal rules. According to the builder, extracting clauses with an LLM was the easy part — the hard, unglamorous work was encoding 51 separate sets of statutes, because a generic chatbot will often say a clause is fine even when it's actually unenforceable in a specific state.
